Selecting a listing agent is a big and very important decision. Don't leave that decision up to chance! Work with a dedicated professional with proven results and detailed marketing strategies.
Almost all "full service" listing agents charge the same fees. Make sure you get what you pay for! Your agent should be available, during business hours at a minimum, to you and to potential buyers for your home. Your agent should have a comprehensive marketing strategy! Too often, you pay full price for your full service agent, and all they do is plop your home in the MLS and wait for it to sell itself. The MLS (multiple listing service) is a key ingredient to your marketing plan, but there is so much more that can be done! Your agent should have a commanding knowledge of your local market, and be able to assist you in determining the optimal listing price-- to sell your home for "top dollar" without overpricing. Your agent should be a strong negotiator with a clear strategy. And, your agent should have a very thorough understanding of the purchase contract and the sales and closing process. And why not find an agent that, on top of all these things, has an immense knowledge of mortgage lending, and can therefore qualify your potential buyers to see who is most likely to close the deal, and close on time?

Before Marketing is "Staging"
Before pictures are published and buyers are shown through your home, it must be arranged and decorated optimally- referred to as "staging." I will do a complete walk-through with you and give you specific suggestions for how to arrange furniture and decorations to give the home the most appeal to buyers. This is almost always very different than the way you arrange things for living! Staging is proving to be one of the most important things you can do to sell your home for top dollar. Why leave $10,000 or more on the table?
What we do to maximize your home's appeal will vary greatly for each property. Sometimes you'll just need to clean up, de-clutter, and open the blinds. Sometimes there will be more to do-- moving or removing furniture, mementos, personal things, maybe painting a wall here or there to accent rooms. I have a large inventory of decorative items, plants, pictures, accent furniture, and more that I'll selectively coordinate with the things you already have. Of course there's no additional charge. My staging services are included in your listing commission!
